Leak Detection & Repair
Before Hidden Water Damage Gets Expensive
Signs You Have a Hidden Leak
The leaks that do the most damage are the ones you can't see. Watch for:
- A water bill that jumps with no change in usage
- The sound of running water when every fixture in the house is off
- Damp spots, warped flooring, or a musty smell developing with no obvious cause
- Mold or mildew showing up somewhere unexpected
- A warm spot on the floor, or a cracked slab or uneven floor that seems to be getting worse
Any one of these is worth a call. The longer a hidden leak runs, the more it costs in both wasted water and structural damage.
How We Find a Leak
Finding a leak is a process of elimination, and it's something an experienced plumber does every week. We start by confirming there really is a leak: with every fixture off, we check whether your water meter is still moving. Then we narrow it down.
- Isolate the system. We shut off and test sections of the plumbing one at a time, such as the water heater, the supply to each bathroom, outdoor spigots and irrigation, to see which section is losing water.
- Pressure test the lines. Putting a gauge on an isolated section shows whether it holds pressure. A line that drops is a line with a leak.
- Check the usual suspects. Toilet flappers, supply lines, water heater connections, shutoff valves, hose bibs and drain traps account for a large share of the leaks we find, and many can be confirmed in minutes.
- Follow the evidence. We look at where water is showing up, how the lines are routed in your home, the age and type of pipe, and trace it back toward the source.
When we've found it, we show you and explain what we found before we recommend anything.
Slab Leaks: Common and Costly in Utah Homes
A slab leak is a leak in a water line running under a home's concrete foundation. Shifting soil, aging copper pipe, and decades of minor ground movement all put stress on those lines, and a small pinhole can run for months before it shows up as a warm spot on the floor, a high water bill, or cracking in the slab itself. Caught early, it's a manageable repair.
With a slab leak, the question is how to fix it, not only where it is. Once we've narrowed down which line is leaking, we lay out your options: opening a targeted section of the floor to repair the pipe, or rerouting the line through the walls or attic so the leaking section under the slab is abandoned. Rerouting is sometimes the better long-term answer, and often means less demolition than chasing a leak through concrete. We'll walk through both with prices before any work starts.
The Repair
Once we know where the leak is, the repair depends on what we find. A fitting or valve can often be replaced in a single visit. A section of damaged pipe can be cut out and replaced or rerouted. If the pipe throughout your home is failing in several places, we'll tell you that honestly and talk about repiping instead of patching one pinhole at a time. We'll explain the trade-offs of each option before any work starts.
Why This Isn't a Wait-and-See Repair
A leak doesn't fix itself, and water finds the path of least resistance, through drywall, subfloor, insulation, and eventually structural framing. If you suspect a leak, treat it as urgent: book online now and we'll get someone out to find it before the damage, and the repair bill, grows.

Leak Detection Questions, Answered
How do I know if I have a hidden leak?
Watch for a water bill that jumps with no change in usage, the sound of running water when every fixture is off, damp spots, warped flooring or a musty smell with no obvious cause, mold in unexpected places, or a warm floor, cracked slab or uneven floor that seems to be getting worse. A simple check: turn off every fixture and see whether your water meter is still moving.
How do you find a leak?
We confirm the leak with your water meter, then isolate and pressure test sections of the plumbing one at a time to see which line is losing water. We also check the common trouble spots, like toilets, supply lines, the water heater and outdoor spigots, and trace water back to its source. When we find it, we show you and explain your options.
Do you use electronic leak detection equipment?
We locate leaks by isolating and pressure testing the plumbing and following the evidence, not with a separate sonar or acoustic locating service. If a particular job would be better served by specialized locating equipment, we'll tell you up front so you can decide how to proceed.
What is a slab leak?
A slab leak is a leak in a water line running under a home's concrete foundation. Shifting soil, aging copper pipe and decades of ground movement stress those lines, and a small pinhole can run for months before it shows up as a warm spot on the floor, a high water bill or cracking in the slab.
Does a leak repair mean removing my whole floor?
Not necessarily. Depending on where the leak is, a section of pipe can be repaired or rerouted, and a slab leak can be repaired through a targeted opening or bypassed by rerouting the line through the walls or attic. We walk through the options and prices before any work starts.
How urgent is a suspected leak?
Treat it as urgent. A leak doesn't fix itself, and water follows the path of least resistance through drywall, subfloor, insulation and eventually structural framing. Book online now or call (385) 324-7301.
How much does it cost to find and fix a leak?
The visit starts with a $29 dispatch fee that is applied toward any repair you approve. You get a written quote before any work begins, and we don't bill by the hour. See our pricing promise.
